Question for the wholesalers on the website (Or investors with experience dealing with them)…I recently spoke with a wholesaler because I am tired of the dead ends on MLS. He talked me through the process which is something like – he calls with a lead that fits my specific criteria, I meet him at the house with a cashiers check and the signed first page of the contract (he says well fill the rest out later). After we walk through the property and I decide to purchase, he takes a copy (a physical picture) of the check and contract, sends it to someone on his end, and the house gets pulled off the wholesale market. My question, from the business end of things, is when I leave the house at that point, I dont have an executed contract in my possession (as far I as I understand the process) because the current contract that he is re-assigning is between him and the seller. So, where is my protection for the money I paid him? Can someone maybe explain the process a little better? I know the system has to be legit because there are thousands of wholesaler/investor relationships. I just feel like Im missing an important piece of information from the investor side of things. I appreciate any feedback.

It is really the simple. Several years back I paid for the below pic to done to my suv. It cost me $275 which has turned out to be the best money I ever spent since starting real estate. These bright letters on my very loud SUV have made me some real money. 1. Stopped in bakersfield about a MH. Made 33k over five years 2. Stopped: made 11k on wholesale 3. Stopped: Made ? on connecting someone to a house. 4. Someone came to my door ask about houses.$0 5. Someone across the street ask us to help them sell their home. 10-30k 6. Today someone came to my door and ask me to sell their home and they were referred by one of our tenant buyers. 10k fee It is a piece of material. Paint it, wrap it or put a flag on it but advertise it. Tell them who you are and what you do..

Quick question from a newbie… I hear all the time people talking about creative financing and buying with no money down, and what not… and also OPM (Other Peoples Money) Everywhere I search for more info on such things aside from BiggerPockets, it wants me to pay for it. I will if you all believe theres a reliable source for this information that absolutely has to be purchased… Just looking for some direction to get myself out of a financial pit I put myself in.

Hello everyone, a quick question… I have a new business associate (here in Texas) who formed a (State of Delaware) LLC based on “guru advice†from some seminar he attended. (I would have told him NOT to waste the money on the guru hype, and …He already has paid the money) He pays $300 a year to the state of Delaware and … He is paying $60 a month for a servicing company in Delaware (to act as his registered agent) to use their mailing address. The state requires him to have a Delaware address. (Who can offer a suggestion? I have some thoughts about the answer and am looking for second opinions / your experience) Thanks! Mark
