Question. I have two rental properties under my name. So I got a LLC, I want to transfer the properties to the LLC. Would I be able to transfer the deeds even though I have mortgage loans on them. Im trying to moved them out my name because banks are denying me for more home loans. So hoping once I moved them Ill buy more.

Ok I have a question… After what seemed like hundreds of b.s. contacts that said they could refinance my two properties, I thought Id found someone that could do the deal. They sent all sorts of things via email including a disclosure about their company. I was aware there would be closing costs. But I thought they would be paid ….you know….at closing lol. These folks said because theyre in another state I shouldnt expect them to do their papers out of pocket and they want me to wire them over $1600.. Its been a lot of years since I was a real estate agent. I know I sound ignorant but this doesnt sound right and Id rather ask stupid questions and feel foolish than feel broke lol. Is this the way things are now? Please help! Thanks!!

So Im looking for some help with a problem Im having. Im going through a divorce and have not been able to get anywhere with lenders with my question. I have several properties that will stay with me once the divorce is complete but my soon to be ex is on the loans. Im certain at this point that the court will rule me to refi. Has anyone ever successfully removed another person off a loan w/o refinancing? Has anyone ever been successful doing a release of liability? My current rates are 3-4% on my properties and would find it appalling to refi with rates as high as they are. Thoughts?

Question for the wholesalers on the website (Or investors with experience dealing with them)…I recently spoke with a wholesaler because I am tired of the dead ends on MLS. He talked me through the process which is something like – he calls with a lead that fits my specific criteria, I meet him at the house with a cashiers check and the signed first page of the contract (he says well fill the rest out later). After we walk through the property and I decide to purchase, he takes a copy (a physical picture) of the check and contract, sends it to someone on his end, and the house gets pulled off the wholesale market. My question, from the business end of things, is when I leave the house at that point, I dont have an executed contract in my possession (as far I as I understand the process) because the current contract that he is re-assigning is between him and the seller. So, where is my protection for the money I paid him? Can someone maybe explain the process a little better? I know the system has to be legit because there are thousands of wholesaler/investor relationships. I just feel like Im missing an important piece of information from the investor side of things. I appreciate any feedback.
